When Colley Elevator added Barcelona 3 to our maintenance portfolio in 2017, we knew we were in for a challenge. The prior maintenance company had left items neglected and the machine rooms were filthy. Even after a thorough cleaning, we knew a modernization was needed. The elevators were well past their normal lifecycle and sourcing replacement parts was increasingly difficult.
The building’s Board of Directors had several capital spending projects planned for the near future. In 2019 they added an elevator modernization to the list and began researching their options. Aside from the scarcity of replacement parts, many of the building’s tenants began to feel unsafe riding the elevators. Several complained of ‘jumpy’ elevator rides, random stops in route to a floor, and fears of getting stuck between floors.
Board members and the building manager met with six companies to obtain bids for the project. When evaluating the proposals, use of non-proprietary equipment was highlighted as a major selling feature. The building wanted the freedom to select any qualified contractor to work on the equipment long after modernization was complete.
Another deciding factor is our award-winning customer service. We explained every aspect of the modernization to the board and gave them the information they needed to make the building’s residents comfortable with their decision to use Colley Elevator. Helping the building navigate different proposals ensured the product offering was the same.
As a value-added service, we helped schedule electricians and fire alarm professionals, so the Board of Directors and manager did not have that additional responsibility. Going the extra mile helped everyone concentrate on other priorities.
